Last year, a homeowner reached out to me after spending eight months on the market with two different agents.
No offers. Not even a serious conversation.
Eight months is a long time to carry a home you have already decided to leave. The stress of keeping it show-ready, the uncertainty, the second-guessing. It wears on people. By the time they called me, they were not just frustrated with the process. They were starting to wonder if something was wrong with their house.
Nothing was wrong with their house.
The Problem Wasn't the Property. It Was the Pricing Strategy.
When we sat down together, I did not start by critiquing the home or suggesting renovations. I started by looking at how the home had been positioned relative to what buyers in that price range were actually doing.
What I found was not surprising.
The home had been priced based on what the sellers hoped it was worth rather than how buyers in today's market were making decisions. Every price reduction over those eight months had been reactive instead of strategic. By the time a reduction happened, the momentum window had already closed.
Buyers noticed. And they moved on.
We talked through the data. We talked through buyer psychology. We agreed on a price that was designed to generate attention and urgency rather than sit on the market and wait.
One week later, we had multiple offers.
The house had not changed. The strategy had.
Why This Keeps Happening
Google searches for “can't sell house” recently reached an all-time high. That is not a coincidence.
It reflects something I am seeing consistently across Metro Detroit. Sellers are entering the market with expectations shaped by the unusual conditions of 2021 through 2023.
During that time:
Homes sold quickly.
Multiple offers were common.
Pricing mistakes were often forgiven by strong demand.
A lot of homeowners, and frankly a lot of agents, built their entire mental model of how selling works around that short window.
That window has closed.
Today's buyers are more selective. They are researching more carefully. They are more sensitive to price. And they move on quickly when a home does not feel right from the moment it hits the market.
The first week of a listing is still the highest leverage moment in the entire process. If a home launches without a clear strategic foundation, it is very difficult to rebuild that momentum later.
Why a House Might Sit on the Market Today
In today’s market, homes usually sit for one of four reasons.
• The home is priced above where buyers see value
• The launch strategy did not create early momentum
• The marketing is not reaching the right buyers
• The home entered the market competing against stronger alternatives
Most of the time, it is not the house itself.
It is how the home was positioned when it first hit the market.
What Hope Pricing Costs You
I use the phrase "hope pricing" to describe what happens when a seller chooses a price based on what they want rather than what the market will actually support.
Hope pricing feels safe from the inside. It feels like leaving room to negotiate. It feels like protecting yourself.
What it actually does is remove your most motivated buyers in the first week, train the market to see your home as overpriced, and force you into reactive price reductions that signal weakness rather than strategy.
The sellers I mentioned earlier did not have a bad house or a bad location.
They had eight months of hope pricing.
And the market responded accordingly.
What a Real Strategy Looks Like
When I work with a seller, we are not guessing at a number and hoping for the best.
We study what buyers at that price point have recently purchased. We look closely at what is competing with the home right now. We look at how long buyers in that range have been searching and what types of homes they have passed on.
Then we build a pricing and launch plan designed to create real momentum in the first week.
That is what happened with this home.
And that is the approach I work to replicate for every seller I represent.
