What the Numbers Mean
The clearest difference in August was available residential inventory: nine homes in the City of Brighton and 52 in Brighton Township. City inventory fell 79.1% from a year earlier, while township inventory increased 85.7%. Metro Detroit inventory rose 12.7%.
The city's $350,000 residential median was based on just four closings, compared with 24 a year earlier. Brighton Township recorded 21 closings, up from 10. Metro Detroit had 3,632 closings, down 4.4%. These very different sample sizes matter when interpreting the monthly price changes.
Homes that closed averaged 10 days on market in the city and 13 in the township, compared with 27 across Metro Detroit. Those figures describe sold properties, not how long every active listing will take to sell.
Brighton Township's August median rose 6.7%, but its average sale price fell 25.4%. The city's average declined 25.3%. When median and average prices move differently, I look more closely at the homes that sold before drawing conclusions about individual property values.
Market Trends Through August
Year-to-date results provide a broader view than one month's closings. Both Brighton municipalities had slightly lower residential median prices than in the same period of 2025, while Metro Detroit's median increased.

City residential days on market increased from 18 to 36 year to date, while township days on market declined from 30 to 15. Metro Detroit increased from 29 to 31. The city's August selling pace therefore should not be presented as its full-year pattern.
Brighton Condo Market
Condominiums should be evaluated separately from single-family residential homes. City and township condos also show different patterns, making year-to-date results particularly helpful.

City condo closings increased from 59 to 74 year to date, while days on market increased from 35 to 47. The higher median and greater sales volume do not mean every condo is selling faster or gaining value at the same rate.
Township condo closings declined from 33 to 22 year to date. Its median was nearly unchanged, while its average price declined 4.5%. Days on market improved from 103 to 60, although that remained longer than the city's 47 days and Metro Detroit's 40 days.
August city condos: Ten sales, compared with eight a year earlier; a $389,995 median, up 55.2%; a $409,448 average; 36 days on market; and 99.0% of list price received. There were 15 condos for sale and 1.6 months of supply.
August township condos: Two sales, compared with five a year earlier; a $457,450 median, down 9.1%; a $457,450 average; 37 days on market; and 98.1% of list price received. There were 19 condos for sale and 5.6 months of supply.
August Metro Detroit condos: There were 616 sales, a $260,000 median, a $301,713 average, 34 days on market and 98.5% of list price received. Available inventory totaled 2,260 condos, or 3.5 months of supply.
What Brighton Sellers Should Know
Accurate pricing and thoughtful preparation matter in both municipalities. Limited city inventory does not guarantee an above-asking sale. Township sellers should pay particular attention to the larger selection buyers can compare, including the increase in available condos.
When I evaluate a Brighton home before listing, I focus on the properties it will actually compete with and the improvements that will help buyers understand its value.

Location Matters
Consider municipality, downtown proximity, lot characteristics and any lake frontage or access. Verify those features for the specific property instead of relying on a Brighton mailing address.
Timing Matters
A new listing with strong activity may call for a different approach than one available for several weeks. Review its time on market, price changes and direct competition before deciding on terms.
What Are Brighton Homes Worth?
A Brighton home's value depends on its actual location, property type, size, age, condition, updates, lot characteristics and current competition. A downtown condo, an established neighborhood home and a property with lake frontage require different comparable sales.
Automated estimates and municipal medians can provide a starting point, but neither can determine an individual home's value. They may not fully capture renovations, deferred maintenance, layout, privacy or the competing properties buyers can choose today.

The reports cover two separate municipalities, not every property with a Brighton mailing address. Confirming the property's municipality is the starting point for choosing the right statistics and comparable sales.
City of Brighton
When evaluating a city property, I consider its relationship to downtown, the surrounding neighborhood, housing age, condition and whether it is a condo or detached home. An established home and a newer townhome should not be priced from the same broad median.
Brighton Township
For a township property, I examine subdivision characteristics, lot size, privacy, housing age and competition from newer homes. Where lake frontage or access is involved, those features need their own verification and comparable-property review.
These are general property-evaluation considerations. The Realcomp reports do not break out performance by neighborhood, lake, construction age or price range, so they do not establish which of those segments is outperforming.

Brighton Real Estate Market FAQs
Is Brighton currently a buyer's market or a seller's market?
One label would miss important differences. August residential supply was 0.7 months in Brighton City and 3.5 months in Brighton Township. Condo supply was 1.6 months in the city and 5.6 months in the township. Buyers had more selection in the township, but negotiating flexibility still depends on the specific property's price, condition and competition.
What is the median home price in Brighton?
The August 2026 residential median was $350,000 in Brighton City and $488,000 in Brighton Township. Through August, the YTD medians were $400,500 and $495,000, respectively. The city's monthly figure came from only four closings, so I would give the broader YTD picture more weight.
How does Brighton compare with Metro Detroit, including time on market?
Metro Detroit's August residential median was $320,000, below both Brighton City and Brighton Township. Sold homes averaged 27 days on market regionally, compared with 10 in the city and 13 in the township. YTD figures were 31, 36 and 15 days, respectively, showing why one month's pace should not be treated as a guarantee.
How is the Brighton condo market doing?
Through August, Brighton City recorded 74 condo sales and a $351,000 median; Brighton Township recorded 22 sales and a $555,000 median. City sales increased 25.4% year over year, while township sales declined 33.3%. Township condo inventory reached 5.6 months in August, compared with 1.6 months in the city, making the community and competing units especially relevant.
Did Brighton condo values really rise 55.2% in August?
The city's median condo sale price rose 55.2%, but that does not mean each condo gained that much value. There were ten city condo closings, and the mix of units sold can change the median substantially. The township had just two condo closings. Neither monthly sample establishes a uniform change in individual property values.
Are online home-value estimates accurate in Brighton?
They can provide a reference point, but they may miss condition, updates, layout, lot characteristics, water access and current competition. I use property-specific comparable sales and verify the actual municipality and property type before recommending a likely sale-price range.
