August brought 34 residential closings, up from 17. Homes averaged 23 days on market, compared with 30 last August and 27 across Metro Detroit. The local median sale price was $536,250, down 3.4%, while Metro Detroit's median rose 4.2% to $320,000.
Green Oak Township's average sale price increased 19.4% to $694,109 even as its median declined. Those measures describe different aspects of the sales mix. The report does not identify which property types or price ranges drove the difference, so neither figure should be treated as the change in value of a particular home.
Available residential inventory increased from 39 to 42 homes, while months of supply held at 2.2, below Metro Detroit's 3.1. Sellers received 100.2% of list price on average, compared with 99.1% regionally. That average does not mean every home sold at or above asking.
Market Trends Through August
With 169 residential closings through August, the year-to-date figures provide broader context than one month's 34 sales. Local sales increased 12.7%, compared with a 1.1% decline across Metro Detroit.

Green Oak Township Condo Market
Condominiums are showing a different pattern from residential homes. With only four August closings, I place more weight on year-to-date figures, while recognizing that even 24 sales remain a modest sample.

Year-to-date condo closings increased from 14 to 24, but selling times lengthened from 23 to 48 days and both median and average prices declined. Local new listings rose 39.1% to 32, and pending sales rose 75.0% to 28. In Metro Detroit, year-to-date condo closings increased 1.4%, the median rose 2.8%, and days on market increased from 34 to 40.
In August, Green Oak Township condos had a $202,500 median, a $195,000 average sale price, 62 days on market and 97.7% of list price received. Metro Detroit condos recorded a $260,000 median, 34 days on market and 98.5% of list price received. Local August condo new listings increased from two to five, pending sales held at four, and closings increased from three to four.
Five condos were available locally, down from six, with 1.6 months of supply versus 2.8 a year earlier. Metro Detroit had 3.5 months of condo supply. Limited local availability alongside longer selling times is a reason to evaluate each condo community and price range carefully, rather than assume every listing faces the same competition.

Residential homes sold faster than a year earlier, but there were also more homes available. Buyers still have alternatives, and the township-wide median does not determine your home's value. Condo sellers should account for the longer selling times shown in their separate market data.
