Where I Have Sold Homes: My Closed Sales by Neighborhood

Quick answer: Based on my Realcomp MLS closed sales records, the neighborhood where I have sold the most homes is Whispering Meadows in Novi, with 51 closed sales. Tanglewood in Lyon Township follows with 30, then Camden Court in Novi with 28. Across the city of Novi, I have closed 399 sales.

When someone asks me whether I know their neighborhood, I would rather show them than tell them. So I went back through my MLS records, every closed sale where I represented the seller, the buyer or both, and counted them neighborhood by neighborhood. This is what that look back shows.

Pricing a home well depends on knowing the street, the floor plans, the condition buyers expect and what has sold nearby. That knowledge comes from walking through homes and sitting at closing tables in the same neighborhoods year after year. These numbers are a record of where that has happened for me since I was licensed in 2000.

Which neighborhoods have I sold the most homes in?

These are the 55 neighborhoods in my core markets where I have closed three or more sales. Where a neighborhood includes several phases or associations, I have grouped them under one name.

How many homes have I sold in each community?

These are the 21 communities where I have closed 10 or more sales. When I represented both the seller and the buyer in the same sale, that sale counts once under closed sales and once in each of the two columns beside it.

I have also helped sellers and buyers in dozens of other Metro Detroit communities. These totals are not a ranking of where homes sell fastest. They document where I have personally completed transactions.

A closer look at the neighborhoods I know best

Whispering Meadows, Novi: 51 closed sales

Whispering Meadows is a single-family neighborhood in the Novi Community School District, with homes built from 1978 to 1988 according to MLS records. I have closed 51 sales here since 2001, and in 47 of them I represented the seller.

This one is personal. I grew up on Shady Brook in Whispering Meadows, and it was the first neighborhood I ever lived in. When my parents moved, I helped them sell our family home. Later, the family who bought it came back to me when it was their turn to sell.

Having worked here for so long, I have seen how buyers compare the different floor plans, updates, lot locations and conditions. Two homes in the same subdivision can draw very different responses, which is why a neighborhood average alone never tells a homeowner what their house is worth.

Tanglewood, Lyon Township: 30 closed sales

Tanglewood carries South Lyon addresses and South Lyon Community Schools, and it is made up of several associations: Grenelefe, St Andrews, Spy Glass Hill, Sawgrass, Pointe O'Woods, Shinnecock Hills, Greenbrier and the original Tanglewood plat. Homes in my sales here were built from 1994 to 2017. I have closed 30 sales in Tanglewood since 2014, representing the seller in 26 and the buyer in 7.

My first sale in Tanglewood was for a fellow member at Walnut Creek Country Club, and it opened the door to a neighborhood I have loved working in ever since. I am a golfer, and many Walnut Creek members have lived here or hoped to buy here. Tanglewood also sits right next to Lyon Ridge, where my family lives, so it has always felt close to home.

Camden Court, Novi: 28 closed sales

Camden Court is a single-family neighborhood with Novi addresses and Walled Lake Consolidated Schools, with homes built from 2000 to 2005. I have closed 28 sales here, and I represented the seller in every one of them.

Camden Court was our second home and the first home my wife and I built together. It is also where we brought home all three of our daughters. Our three-bedroom home there eventually ran out of space, and that is what led us to Lyon Ridge in South Lyon. I understand the question many owners here face, whether to make the current home work or move to a different floor plan, because we faced it ourselves.

Island Lake of Novi: 22 closed sales

Island Lake of Novi is a larger community made up of several associations, including Island Lake Orchards, Island Lake North Bay, The Reserve of Island Lake, Island Lake Arbors, The Preserve at Island Lake, Island Lake Shores North and Island Lake North Woods. My 22 sales here include both single-family homes and condominiums built from 2002 to 2018.

Island Lake stands out for its amenities. There is a community pool, tennis courts and a small private beach. Gas-powered boats are not allowed on the lake. The clubhouse, known as the Boat House, has a gym inside and works well for hosting events. Those amenities matter to buyers, but so do the home style, the location within the development, finished space, condition and association costs.

Chase Farms, Novi: 21 closed sales

Chase Farms is a single-family neighborhood in the Novi Community School District with homes built from 1992 to 1998. I have closed 21 sales here since 2005, representing the seller in 18 of them. My first sale in Chase Farms was for a couple I went to Novi High School with. Over the years I have helped many Novi High alumni and their families find homes in the town where we grew up.

Village Oaks, Novi: 15 closed sales

Village Oaks is a single-family neighborhood in the Novi Community School District with homes built from 1970 to 1978. MLS records list it under several subdivision names, including Heatherwoode, Fairfield Farms, Heatherbrae and Jason, but it is commonly known as Village Oaks. I have closed 15 sales here.

Village Oaks has a neighborhood pool and clubhouse, and Village Oaks Elementary sits within the neighborhood itself. I know that school well because I went there for third and fourth grade, after attending Novi Woods Elementary from kindergarten through second grade. With homes of this age, renovation quality and maintenance history make a real difference when comparing sales.

Andover Creek North, South Lyon: 14 closed sales

Andover Creek North is in the city of South Lyon, with homes built from 1998 to 2000 and South Lyon Community Schools. I have closed 14 sales here and represented the seller in every one. It is walkable to downtown South Lyon and close to the rail trail, and it has always been a great community to sell in.

Woodwind, Lyon Township: 13 closed sales

The Woodwind area includes Woodwind Village, Walnut Creek Estates at Woodwind, Woodwind Glen and Woodwind North, with homes built from 2005 to 2014 and South Lyon Community Schools. I have closed 13 sales here since 2014. Woodwind is another favorite of mine in South Lyon. One feature buyers often ask about is that it is in the Hardy Elementary attendance area. Because Woodwind includes several sections, I start with comparable sales from the most relevant section before widening the search.

Applegate, Novi: 12 closed sales

Applegate is a condominium community in Novi with homes built from 1972 to 1992 according to MLS records. I have closed 12 sales here, for both sellers and buyers. Applegate holds a special place for me. It is where my wife and I bought our first property, and where you buy your first home always stays with you.

Knightsbridge Gate, Novi: 11 closed sales

Knightsbridge Gate has Novi addresses and South Lyon Community Schools, with homes built from 2006 to 2013. I have closed 11 sales here. It has a community pool and smaller yards, which suits homeowners who would rather not keep up a large lot, and I-96 is just minutes away.

Watercrest at the Vistas of Novi: 11 closed sales

Watercrest at the Vistas of Novi has Novi addresses and Walled Lake Consolidated Schools, with homes built from 1999 to 2005. I have closed 11 sales here. Homes in this neighborhood include neotraditional designs with rear-facing garages off alleyways and large front porches. The area offers access to M-5, I-275 and I-696, as well as shopping and dining in Novi.

Lyon Ridge, Lyon Township and South Lyon: 10 closed sales

Lyon Ridge is a neighborhood of single-family homes and condominiums served by South Lyon Community Schools, with homes built from 2007 to 2016 according to MLS records. I have closed 10 sales here, representing the seller in 5 and the buyer in 5. Lyon Ridge is where my family moved when we outgrew our home in Camden Court, so I know this neighborhood as a homeowner as well as an agent. Other neighborhoods with five or more sales

Upper-tier communities

Some of the communities where pricing takes the most care do not rank high in the table above. They have fewer homes and less turnover, so they will never produce the totals of a large subdivision. When only a handful of homes sell in a neighborhood each year, every sale shapes how buyers read the market, and the pricing conversation has to be more careful.

In Novi, I have closed sales in Tuscany Reserve (two), Bellagio (two), Maybury Park Estates (four), Park Place (three) and Bradford of Novi (three), including sales above $1 million in each. Island Lake of Novi, listed above, also includes sales of mine above $1 million.

In Northville Township, my experience includes Stonewater (two), Northville Hills Golf Club (three) and The Estates of Arcadia Ridge (two). My sales in Stonewater include a transaction above $1 million.

In Lyon Township, it includes Walnut Creek Estates at Woodwind (four) and several Tanglewood associations, including St Andrews, Pointe O'Woods and Greenbrier.

Northville and Northville Township

Our office is at 127 Hutton Street in downtown Northville, and I have closed 65 sales in Northville and Northville Township. Those sales are spread across many neighborhoods rather than concentrated in a few. Country Club Village of Northville has been one of my most active, along with Oakwood, Orchard Heights, Northville Hills Golf Club and Northville Commons.

I love selling anything in downtown Northville, especially homes within the historic district. The biggest reason I moved my office downtown was that our daughters were all attending Our Lady of Victory, and it is one of the best decisions I have ever made. I love being part of this community, both personally and professionally.

The city and township offer very different housing, from historic homes near downtown to condominiums and newer subdivisions, so one broad Northville average rarely describes a specific home. My Northville community guide and Northville housing market page cover the area in more detail.

Brighton, Green Oak Township and Wixom

I have closed 12 sales in the city of Brighton and 7 more in Brighton Township, along with 12 in Green Oak Township and 17 in Wixom. These communities sit close to the Lyon Township neighborhoods where I have sold the most, and many of my buyers compare homes across those boundaries.

A mailing address does not always identify the municipality where a home is located. That can affect taxes, school assignments and which sales are truly comparable, so I always start with where the property actually sits.

What this experience means when you sell

Selling many homes in a neighborhood is only useful if it leads to better decisions. It helps me see which nearby sales a buyer would actually compare with your home, which improvements buyers in that neighborhood tend to pay for and which they do not, and how your home should be positioned against the listings it will compete with. The numbers on this page are a starting point. The value of your home still comes from current sales and current competition.

Neighborhoods with several phases or associations, such as Tanglewood, Village Oaks, Island Lake of Novi and Woodwind, are grouped under one name. Where MLS left the neighborhood name blank, I used the name in the recorded legal description. The upper-tier communities section includes communities with two or more of my closed sales at the upper end of that city's price range, even when they fall below the three-sale cutoff for the main table. Sales that were never reported to MLS, such as some new construction, are not included.
