Northville and Novi Real Estate
A side by side guide from Jeff Duneske
When buyers start exploring communities in western Wayne and Oakland counties, Northville and Novi almost always land on the same shortlist. They sit side by side. They sometimes share the same street. Both offer strong schools, walkable downtown areas, and convenient access to Detroit, Ann Arbor, and Detroit Metro Airport. But despite their proximity, these two real estate markets behave very differently, and the choice between them often comes down to details most buyers do not see until they are already in contract.
This guide compares Northville and Novi honestly. What the homes cost. How long they take to sell. Where the school district lines actually fall. What the difference is between the City of Northville and Northville Township. And how to decide which community fits the life you are trying to build.
How the Two Markets Compare
Through 2025 and into early 2026, home values in both communities have continued to appreciate, but at different rates and from different starting points.
Northville's market is characterized by scarcity and price stability. Typical single family home values sit in the upper $500,000s to mid $600,000s depending on whether you are measuring the City of Northville, Northville Township, or the broader 48167 and 48168 footprint. Well prepared homes often go pending in two to three weeks. Year over year appreciation has been steady, in the 6 to 7 percent range in early 2026.
Novi's market is broader and more layered. Typical single family home values fall in the upper $400,000s, but that median masks an enormous range. A Novi condo near Grand River can trade in the $250,000 to $350,000 range, while a lakefront estate in Island Lake or a custom build in Bellagio can clear $1.2 million. Days on market track closely to Northville at roughly three to four weeks for well positioned homes.
Housing Stock and Character
Northville tends to attract buyers looking for historic charm and a close-knit, small-town feel. The Victorian era downtown, tree-lined streets, and older housing stock create a market where character and location often outweigh sheer size. That said, Northville is not a museum. Subdivisions such as Northville Hills Golf Club, Stonewater, Steeplechase, Tuscany Reserve, and Woods of Edenderry offer newer construction alongside the historic core, often on larger lots with golf course or wooded settings.
Novi has grown into a larger suburban hub with newer construction, a broader range of housing options, and modern infrastructure. Buyers are often drawn to newer homes, community amenities, and easy access to I-96 and I-275. Novi's housing stock spans condos, attached townhomes, move-up singles, and luxury estates. Communities like The Maples of Novi, Island Lake including the Arbors and the Vineyards, Bellagio, Lenox Park, and Ridgeview anchor the luxury and detached market, while The Townes at Main Street, Terra, and Emerson Way represent active new construction generally in the $500,000 to $900,000 plus range.
The School District Picture
This is where a lot of buyers get caught, and it is one of the most important parts of the Northville versus Novi decision.
A Northville mailing address does not automatically mean Northville Public Schools. Depending on the exact property location, a home with a Northville address can fall into Northville Public Schools, Plymouth-Canton Community Schools, or South Lyon Community Schools. The differences affect everything from bus routes to high school assignment to long term resale.
The same applies in Novi. A Novi mailing address can fall into Novi Community School District, Northville Public Schools, or Walled Lake Consolidated Schools. Some of Novi's most desirable neighborhoods actually sit in the Northville school boundary, which changes both the day-to-day experience for families and the price dynamics of the home.
Before making an offer, buyers should verify the school assignment for the specific parcel, not just the mailing address. I do this for every client as part of a normal home search. It takes a few minutes and it prevents a surprise months after closing.
City of Northville versus Northville Township
Same schools. Different municipality. Different taxes. Different services.
The City of Northville is compact, walkable, and centered on the historic downtown. Homes here tend to be older, lots are smaller, and the draw is proximity to Main Street, the farmers market, and the tight community feel.
Northville Township surrounds the city and includes most of the newer subdivisions. Lots are generally larger, homes are typically newer, and services are managed by the township rather than the city.
Both are served by Northville Public Schools, so a "Northville" buyer is really choosing between a city lifestyle and a township lifestyle. The right choice depends on whether you value walkability and character or space and newer construction. Price per square foot, lot size, and tax profile all vary noticeably between the two.
Taxes and Counties
Northville is unusual in that it crosses the Wayne County and Oakland County line. Most of the City of Northville and parts of the township sit in Wayne County. The rest of the township and a portion of the city fall in Oakland County. Oakland County generally carries lower millage rates than Wayne County, which can meaningfully affect a buyer's monthly payment on two otherwise identical homes.
Novi sits entirely in Oakland County, which is often a quiet selling point. While home values in Novi can be high, the tax rate is often viewed as a relative advantage compared with neighboring Wayne County communities.
Because millage rates adjust annually and vary by school district, I always pull the exact tax figure for a specific property before a client makes an offer. Estimates from online portals frequently miss the mark.
Commutes and Daily Life
Both communities share one of the best location profiles in Metro Detroit. Detroit Metro Airport is roughly 15 to 20 minutes away, which is a real advantage for frequent travelers. Ann Arbor is about 25 to 30 minutes via M-14 or I-275. Downtown Detroit is roughly 30 to 35 minutes depending on traffic and route. The Livonia and Farmington Hills employment corridors are 10 to 20 minutes away.
Novi typically has a slight edge on highway access thanks to direct I-96 and I-275 proximity. Northville has a slight edge on walkable downtown life. For most buyers, this comes down to whether they want to park once and walk for their evening out, or want quicker on-ramps to the broader region.
Neighborhoods at a Glance
In Northville, the most commonly requested communities include Northville Hills Golf Club, Stonewater, Steeplechase, Tuscany Reserve, Woods of Edenderry, the Maybury Park area, and the downtown historic district. Prices range from the mid $500,000s for well maintained historic homes to well over $1.5 million for custom estates on acreage or the golf course.
In Novi, the most commonly requested communities include The Maples of Novi, Island Lake with the Arbors and the Vineyards, Bellagio, Lenox Park, and Ridgeview, alongside the newer construction at The Townes at Main Street, Terra, and Emerson Way. Condo entry points begin in the $250,000 to $350,000 range, move-up singles run $450,000 to $750,000, and luxury detached homes commonly exceed $1 million.
Every neighborhood has its own rhythm. What works in Stonewater does not necessarily translate to Tuscany Reserve. If you are narrowing in on a specific subdivision, I am happy to share recent sales, price per square foot trends, and what buyers in that pocket are actually responding to.
Which Community Fits You
If you value historic character, a walkable downtown, and a smaller community feel, Northville is usually the better starting point. The trade-off is less inventory and older homes that may need updates.
If you value newer construction, more housing variety, faster highway access, and a broader price spectrum, Novi is usually the better starting point. The trade-off is a larger, more suburban footprint that feels less like a town and more like a well organized group of communities.
If you want both strong schools and an Oakland County tax profile, there are pockets in both cities that deliver it. The work is in identifying them before you fall in love with a specific house.
For Sellers on Either Side
Most of this page speaks to buyers, but sellers in Northville and Novi benefit from the same cross-market knowledge. Your buyer pool is often coming from the other community, which means how you price and position your home should reflect what the competing market looks like, not only what your own subdivision has done in the past twelve months.
If you are thinking about selling, a current, honest read on value matters more than an algorithm. You can request a home valuation at duneske.com/home-evaluation or reach out directly for a conversation.
Frequently Asked Questions
Is Northville or Novi better for families?
Both communities are strong for families, with excellent schools, safe neighborhoods, and abundant parks. Northville tends to suit families who value historic character and a small town feel. Novi tends to suit families who value newer construction and a broader range of amenities. The right fit depends on lifestyle, home style preferences, and which specific school boundary the home falls into.
Which has lower property taxes, Northville or Novi?
Novi sits entirely in Oakland County, which generally carries lower millage rates than Wayne County. Northville straddles the Wayne and Oakland County line, so tax rates vary by the specific parcel. For any given home, the exact tax figure should be pulled before making an offer, since online estimates are often incomplete.
What is the difference between the City of Northville and Northville Township?
Both are served by Northville Public Schools, but they are distinct municipalities with different tax profiles, services, and character. Well prepared homes in both communities typically go pending within two to four weeks. Homes that are priced or presented off market can sit considerably longer, regardless of community.
