Novi Real Estate Market
Current home prices, inventory, days on market and local housing trends for Novi, with context from the broader Metro Detroit market.
Novi is not one uniform real estate market. Neighborhood, property type, price range, age, condition, lot characteristics and updates can all influence value, buyer demand and how quickly a home sells.

Condominiums should be evaluated separately from single-family residential homes. Novi's 2026 condo data is a good example of why the two markets should not be treated as though they are moving in exactly the same direction.

What Novi Sellers Should Know
Pricing correctly at launch continues to matter. Buyers can quickly compare a new listing with recent sales, competing homes and the condition of other available properties.
When I evaluate a Novi home before listing, I look beyond the citywide median and focus on the market the property will actually compete in.
- Recent neighborhood and nearby comparable sales
- Current competing listings
- Pending sales when useful information is available
- Condition, updates and presentation
- Lot, location, garage, basement and functional differences
- Buyer activity within the specific price range
The goal is not simply to choose the highest possible asking price. It is to position the home where buyers recognize value and have a reason to act.

What Novi Buyers Should Know
Buyers should also be careful about relying on one Novi-wide statistic. Competition can vary considerably based on price range, property type, neighborhood and condition.
Price Range Matters
A home around $400,000 or $500,000 may face different competition from one priced at $750,000, $1 million or above.
Condition Matters
Well-updated homes may attract stronger early interest, while properties needing significant work may create more negotiating flexibility.
Neighborhood Matters
Subdivision, lot characteristics, housing age, nearby amenities and property type can all affect value and buyer demand within Novi.
Timing Matters
A fresh listing drawing strong activity may require a different offer strategy from a home that has already been available for several weeks.
What Are Novi Homes Worth?
Novi home values can vary significantly by neighborhood, property type, size, condition, improvements, lot characteristics and current competition.
Automated estimates and citywide averages can provide a general reference point, but they are not substitutes for a property-specific market analysis.

These show what buyers have actually been willing to pay for comparable properties.
Current Competition

What Could Your Novi Home Sell For?
A property-specific market analysis can provide far more useful information than a citywide average.
Request a Personalized Home ValueNovi Home Values Can Vary by Neighborhood and Price Range
Novi includes a wide range of neighborhoods, housing styles, ages and price points. That variety is one reason a single citywide median should be viewed as market context rather than a valuation for an individual property.
Neighborhood & Housing Type
Novi includes established subdivisions, newer communities, larger luxury homes, condominiums and townhomes. Homes with similar square footage can compete differently depending on neighborhood, age, lot, updates and community characteristics.
Price Range & Competition
Buyer demand and available inventory can change considerably between more affordable homes, move-up properties and Novi's higher price ranges. The most useful comparison is the competitive market surrounding the specific home.
Novi's August 2026 residential median was $655,000, while the year-to-date median was $599,000. That difference is another reminder that the mix of properties selling during a particular month can influence headline statistics.

This does not mean every Novi home should sell above asking. It is an example of how preparation, pricing, presentation and the competitive environment surrounding a particular property can influence the result.
