Northville Real Estate Market
Current home prices, inventory, days on market and local housing trends for Northville and Northville Township, with context from the broader Metro Detroit market.
Northville is not one uniform real estate market. Property type, neighborhood, price range, condition and whether a home is located in Northville or Northville Township can all influence value, buyer demand and how quickly a home sells.

What the Numbers Mean
The August numbers show why Northville should not be evaluated using one broad citywide statistic.
Northville's residential median sale price was $620,000 in August, while Northville Township's was $975,000. Both were well above the Metro Detroit residential median of $320,000.
At the same time, higher price points did not translate into slower sales. Northville homes averaged 21 days on market, and Northville Township averaged 14 days, compared with 27 days across Metro Detroit.
Inventory also remained relatively similar across the three markets: 2.8 months in Northville, 3.4 months in Northville Township and 3.1 months across Metro Detroit.
Market Trends Through August
Monthly figures can move sharply when relatively few homes close during one particular month. Year-to-date numbers provide helpful additional context.
| Residential Metric | Northville YTD | Northville Township YTD | Metro Detroit YTD |
|---|---|---|---|
| Median Sale Price | $630,000 | $830,000 | $300,000 |
| Average Sale Price | $728,117 | $939,807 | $368,711 |
| Closed Sales | 73 | 121 | 25,489 |
| Days on Market | 33 | 18 | 31 |
| Percent of List Price Received | 99.8% | 100.0% | 99.3% |
Northville Condo Market
Condominiums should be evaluated separately from single-family residential homes. Because monthly condo sales can be limited, year-to-date data generally provides a more useful picture than one month's median alone.
| 2026 YTD Condo Metric | Northville | Northville Township | Metro Detroit |
|---|---|---|---|
| Median Sale Price | $400,000 | $425,000 | $257,000 |
| Average Sale Price | $447,033 | $411,961 | $292,350 |
| Closed Sales | 72 | 111 | 5,145 |
| Days on Market | 48 | 28 | 40 |
| Percent of List Price Received | 98.5% | 100.1% | 98.3% |
Northville-area condos are also trading at higher price points than the broader Metro Detroit condo market, but the condo market does not always behave the same way as the single-family market.
What Northville Sellers Should Know
Pricing correctly at launch continues to matter. Buyers can quickly compare a new listing with recent sales, competing homes and the condition of other available properties.
When I evaluate a Northville home before listing, I look beyond the citywide median and focus on the market the property will actually compete in.
- Recent neighborhood and nearby comparable sales
- Current competing listings
- Pending sales when useful information is available
- Condition, updates and presentation
- Lot, location, garage, basement and functional differences
- Buyer activity within the specific price range
The goal is not simply to choose the highest possible asking price. It is to position the home where buyers recognize value and have a reason to act.

What Northville Buyers Should Know
Buyers should also be careful about relying on one Northville-wide statistic. Competition can vary considerably based on price range, property type and location.
Price Range Matters
A home around $500,000 may face different competition from one priced at $800,000, $1 million or above.
Condition Matters
Well-updated homes may attract stronger early interest, while properties needing significant work may create more negotiating flexibility.
Location Matters
Neighborhood, downtown proximity, property type and municipality can all affect value and demand.
Timing Matters
A fresh listing drawing strong activity may require a different offer strategy from a home that has already been available for several weeks.
What Are Northville Homes Worth?
Northville home values can vary significantly by neighborhood, property type, size, condition, improvements, lot characteristics and current competition.
Automated estimates and citywide averages can provide a general reference point, but they are not substitutes for a property-specific market analysis.

These show what buyers have actually been willing to pay for comparable properties.
Current Competition

What Could Your Northville Home Sell For?
A property-specific market analysis can provide far more useful information than a citywide average.

Northville Real Estate Market FAQs
Is Northville currently a buyer's market or a seller's market?
Northville is difficult to describe accurately with one label across every property type and price range. Inventory, location, condition, price and competition can create different negotiating environments within the same area.
What is the median home price in Northville?
In Realcomp's August 2026 residential report, Northville had a median sale price of $620,000, while Northville Township had a median of $975,000.
How does Northville compare with Metro Detroit?
Metro Detroit's August 2026 residential median sale price was $320,000, compared with $620,000 in Northville and $975,000 in Northville Township. Homes also sold in fewer days in both Northville reports than the 27-day Metro Detroit figure.
How is the Northville condo market doing?
Through August 2026, the Northville condo median sale price was $400,000, while Northville Township's was $425,000. Because relatively few condos can sell in a given month, I generally place more weight on year-to-date trends than one month's median price.
Did Northville home values really fall 27% in August?
Not necessarily. Only seven residential homes closed in the Northville report during August 2026. With a small sample, the mix of properties sold can move the monthly median significantly. Year-to-date and property-specific data provide better context.
Are online home-value estimates accurate in Northville?
Automated valuations can provide a general reference point, but they may not fully account for renovations, condition, lot characteristics, neighborhood differences and current competition.
