Luxury Real Estate Strategy

Higher value homes need more than exposure.

Selling a luxury home takes accurate pricing, thoughtful preparation, strong presentation, and negotiation that protects the seller position. Jeff Duneske helps homeowners in Northville, Novi, South Lyon, Brighton, Green Oak, Plymouth, and surrounding Metro Detroit communities move with a clear strategy.

A luxury sale is not just about price. It is about understanding the likely buyer pool, knowing how to position the home, protecting leverage, and helping the seller make clear decisions from preparation through negotiation.

My luxury home strategy is focused on the communities I know best, including Northville, Novi, South Lyon, Green Oak, Brighton, and surrounding Metro Detroit markets. The case studies below show how pricing, presentation, timing, and negotiation shaped selected higher value sales.

Answer

What matters most when selling a luxury home in Northville, Novi, South Lyon, Brighton, Green Oak or Plymouth?

The most important part of selling a luxury home is positioning. In markets like Northville, Novi, South Lyon, Brighton, Green Oak and Plymouth, sellers need accurate pricing, strong preparation, professional presentation, local market knowledge, and a negotiation strategy that protects value. Luxury buyers are selective, so the home needs to be presented clearly from the first day it reaches the market.

Featured Case Studies

Three recent sales. Three different strategies.

Three likely buyer pools. Three pricing questions. One disciplined approach to bringing each home to market.

A clean listing in a softening market.

50340 Boardwalk Avenue · 5 bed · 4.5 bath · 3,042 sq ft · Built 2021

By spring 2025 the higher end Novi market was no longer the auction it had been two years earlier. Inventory was rising, days on market were lengthening, and the homes selling cleanly were the ones priced and presented with discipline.

The home was brought to market just under the $1 million mark. Five days later it was under contract above list, with multiple parties competing. The result was not a function of the market doing the work. It was pricing the home at a number that drew real qualified buyers in the first weekend, before anyone had time to overthink it.

The Takeaway
"In a shifting market, the right price is the one that creates confidence and competition early."

A patient sale at the top of the market.

25629 Shoreline Drive · 5 bed · 5.2 bath · 5,004 sq ft · 1.08 acres · Built 2005

At nearly $2 million in Novi, the likely buyer pool is narrow by definition. The wrong strategy at this price is to chase activity by cutting the number every two weeks. The right strategy is to price the home accurately the first time and then have the patience to let the right buyer find it.

The home was listed near $2 million and sold at full list price after thirty days on market. No price reductions. No erosion of the seller leverage. The right buyer arrived because the pricing signal had been credible from the first day.

The Takeaway
"At the top of the market, patience and pricing accuracy do the work that price reductions are usually called in to fix."

The third sale on one street. Trust compounds.

48868 Veneto Drive · 6 bed · 5.3 bath · 4,457 sq ft · Built 2015

This was the third time the same address came to market with the same agent. That kind of repeat representation does not happen by accident. It happens because the prior transactions were handled in a way that earned the next call.

Brought to market at the top of the Novi range and sold at full list price in ten days. At the ceiling of any market, a clean ten-day sale at the asking number is the result of three things: accurate pricing supported by recent comparable sales, marketing that respected the likely buyer pool, and a negotiation that protected the price once an offer was on the table.

The Takeaway
"At the ceiling of any market, the homes that sell cleanly are the ones represented by an agent the neighborhood already trusts."
Repeat Trust

The same streets. Multiple sales.

The most reliable measure of an agent is whether the neighborhood calls back. These are addresses and communities where I have represented multiple homes. Sometimes for the same family, sometimes for the neighbors next door, sometimes for the same home a second or third time.

By Community

Luxury and higher end sales. By community.

A selection of luxury and higher end sales across the communities I serve most often. Each market behaves differently, so the value is not only in the sale price. It is in understanding how the home was positioned, how quickly buyers responded, and how the final result compared to the original pricing strategy.

Market Context

Green Oak, Brighton and Livingston County area.

The luxury and higher end market west of South Lyon often includes a different buyer profile, with more emphasis on setting, acreage, privacy, lake access, newer construction, and lifestyle. These sales require the same discipline around pricing and presentation, but the story being told to buyers is often different.

A note on the numbers

All transactions shown are verified MLS sales where I served as either the listing agent or the buyer's agent. Days on market reflects total MLS-tracked days from initial listing through the binding agreement. Sale-to-list percentages reflect the final sale price against the original list price at the start of the marketing period. This page reflects a representative selection of higher end sales from a broader career record of more than 1,300 transactions.

The Person Behind the Strategy

Behind every number on this page is a seller who had a decision to make.

My job is to help them make that decision with clarity. Sometimes that means pricing aggressively to create momentum. Sometimes it means being patient. Sometimes it means telling a seller what they need to hear before the market forces the issue.

I serve as an advisor, advocate, negotiator, and marketer throughout the process, with the goal of helping each client move forward with confidence.

Frequently Asked

Common questions about selling a luxury home.

What areas does Jeff Duneske serve for luxury real estate?

Jeff Duneske helps luxury home sellers in Northville, Novi, South Lyon, Brighton, Green Oak, Plymouth, and surrounding Metro Detroit communities.

What is considered a luxury home in Northville, Novi, South Lyon, Brighton, Green Oak or Plymouth?

Luxury pricing varies by community, neighborhood, acreage, condition, architectural quality, and recent comparable sales. In these markets, a luxury home is not defined by price alone. It is defined by how the home compares to the upper tier of local buyer demand.

Why does local market knowledge matter when selling a luxury home?

Luxury buyers compare homes differently from one community to another. A higher value home in Northville may compete differently than a luxury property in Novi, South Lyon, Green Oak or Brighton. Local knowledge helps position the home correctly from the start.

Should I price my luxury home high and leave room to negotiate?

Usually, no. Overpricing can reduce early activity and weaken leverage. A better strategy is to price with confidence, create strong buyer interest, and protect the seller position during negotiation.

What makes luxury home marketing different?

Luxury marketing needs stronger visuals, better storytelling, thoughtful preparation, targeted exposure, and a clear explanation of the home's setting, design, condition, lifestyle, and value.

For Sellers

Want to understand what your home could sell for?

The most useful first step is a private pricing review. No pressure. No commitment. Just a clear, honest assessment of where your home would land in the current market, what would need to happen before listing, and whether the timing is right for you.
