Why Do I Need to Sign a Buyer Representation Agreement Before Touring Homes?

Why am I being asked to sign something before I even see a house?
Real estate rules across the country changed in 2024. Agents are now required to have a written agreement with a buyer before showing the property, rather than relying on a verbal understanding. In practice, this means the paperwork comes first. It is not a sign of pressure. It is the industry standard, and every buyer working with a licensed agent in Michigan will encounter it.
Does signing mean I have to buy a home?
No. Signing a buyer representation agreement does not require you to purchase a home. It establishes how you and your agent will work together if you decide to move forward. You remain in control of every decision, including whether to make an offer, whether to walk away from a property, and whether to continue the search at all.

What questions should I ask before I sign?
It is reasonable to ask your agent to walk through the following before you sign anything.
- How long does this agreement last?
- Is it exclusive, and if so, what does that cover?
- What areas and property types are included?
- How is compensation handled, and is it negotiable?
- What happens if my plans or timeline change?
- Who on the team may assist me if my agent is unavailable?
- What services are included in this agreement?
An agent who is comfortable answering these questions in plain language, without hesitation, is showing you how they will handle the rest of the transaction.
