In Northville and Northville Township, I would generally define the upper tier of the residential market as homes selling around $1 million and above. That is where a property begins to separate itself from the broader market in terms of price, setting, finish level, location, and buyer expectation.

That said, the true top 10% of the Northville market is higher. Based on the past 12 months of residential sales, the top 10% began around $1.4 million. Homes at $1 million and above represented roughly 26.9% of residential sales in Northville and Northville Township during that same period.

That distinction matters. A $1 million home in Northville is clearly an upper tier property, but it is not automatically part of the very top of the market. The most useful way to understand luxury in Northville is to separate the broader upper tier from the highest 10% of sales.

Luxury in Northville Is Not Just About Price

Not every million dollar home is viewed the same by buyers. In Northville, the conversation depends heavily on location, setting, condition, updates, architectural style, lot quality, neighborhood, school district, and the competing inventory available at the time.

Of the 21 sales at $1.4 million and above over the past 12 months, Stonewater appeared several times across its sub-phases, reflecting continued buyer demand at the upper end of Northville Township. No other single subdivision came close to that level of activity in the top tier.

Other neighborhoods and settings where top tier sales occurred included Steeplechase of Northville, Northville Hills Golf Club, Oaks of Northville, Woods of Edenderry, Shelley Pond, Verona Park, and Downtown Northville. Two sales were on larger acreage parcels without a formal subdivision, reflecting that some of the highest priced transactions in Northville involve custom or estate properties on significant land.

This is not a ranking, and it does not mean every home in these neighborhoods is an upper tier property. Other areas in Northville and Northville Township can also support similar pricing depending on the home. For sellers, the neighborhood matters, but the individual home still has to earn the number.

The Broader Upper Tier: $1 Million to $1.4 Million

Below the top 10% threshold, there were 35 residential sales in Northville and Northville Township between $1 million and $1.4 million over the past 12 months. The median sold price in that group was $1,160,000 and the average was approximately $1,165,938. The median cumulative days on market was 8 days, with an average of 23 days.

Northville Hills Golf Club had meaningful activity in this range, appearing across multiple sub-phases with consistent sales volume. Stonewater also had notable representation across its sub-phases. Other neighborhoods represented included Steeplechase of Northville, East Northville Hills Golf Club, Woods of Edenderry, Fox Hollow, Lakes of Northville, Woodlands South, and Downtown Northville settings.

The pattern is worth understanding for sellers in this range. A home at $1.1 million in Northville Hills Golf Club is competing against a deep and active pool of similar properties. A home at $1.3 million is approaching the top 10% threshold and will be evaluated accordingly. The gap between a well positioned $1.2 million home and a struggling one often comes down to condition, updates, and how clearly the home is priced relative to its direct competition.
