Jeff Duneske's Northville Real Estate Experience
When you are choosing someone to help you buy or sell a home in the Northville area, the real question is not simply how long an agent has been licensed. It is whether they understand the differences between the City of Northville, Northville Township, and the individual neighborhoods within each, and how those differences may affect value, competition, and your decisions.
A Northville Transaction History Built Over Decades
Across my real estate career, I have represented buyers, sellers, or both parties in more than 60 separate home sales throughout the City of Northville and Northville Township. I represented the seller in 32 of those sales and the buyer in 35. In 4 transactions, I represented both the buyer and seller with the knowledge and consent of both parties. Those transactions are counted once, rather than twice, when calculating my unique sales history.
Combined, the properties represent nearly $33 million in closed sales volume, with prices ranging from $54,500 to $2.3 million. The mix includes 37 residential sales and 26 condominium sales.
Numbers alone do not make someone the right agent for a particular situation. But experience across different homes, price points, and neighborhoods provides context that cannot be gained from an online estimate or a short term market report.
Experience Across the City of Northville and Northville Township
The City of Northville and Northville Township sit right next to each other, but they are not interchangeable housing markets. The City of Northville includes the historic downtown area, established older neighborhoods, and condominium communities within walking distance of Main Street. Northville Township includes many newer subdivisions, golf course communities, and larger homes on bigger lots.
My verified transaction history includes 30 sales within the City of Northville and 33 within Northville Township. That distinction matters because taxes, lot sizes, school boundaries, walkability, and buyer expectations can vary meaningfully depending on which side of the line a property sits.
You can learn more about the broader community and local considerations in my Northville real estate guide.
Neighborhood by Neighborhood Experience
My Northville and Northville Township experience spans a wide range of established communities rather than concentrating heavily in just one or two. My most frequent experience includes Oakwood, Orchard Heights, and Northville Hills Golf Club, along with Northville Commons, Country Club Village of Northville, and The Terraces at Northville Ridge.
I also have repeated experience in Highland Lakes, Yerkes Estates, River Park Village, Lexington Common North, Northville Estates, Villas at Northville Hills, Woodlands South, The Estates of Arcadia Ridge, East Street Condominiums, and Stonewater, along with individual sales across many other communities including Northville Oaks, Northville Green, Northridge Villas, Northville Colony Estates, Grand View Acres, Blue Heron Pointe, Lakes of Northville, Woodside Village, The Villas at Arcadia Ridge, Knapp Subdivision, The Downs, Ballantyne, Fairbrook, Northridge Farms, The Links of Northville Hills, Brooklane Ridge, Saint Lawrence Estates, Meadowbrook Woods, and Woods of Edenderry.
No single Northville neighborhood has produced the concentration seen in some of my other markets, and that reflects the character of the area itself. Northville is made up of dozens of distinct, smaller communities rather than a handful of large subdivisions, and my experience reflects that same breadth. Repeated experience in a neighborhood still does not mean every home there should be valued the same way. Two homes in the same community can produce very different results depending on the floor plan, condition, updates, lot, and how the property is positioned when it reaches the market.
What This Experience Means for Northville Sellers
A successful Northville sale starts before the home goes online. It starts with an honest read of the home's realistic competitive position, which nearby sales are genuinely comparable, and which ones only look similar from the listing photos. From there, the harder question is what preparation is worth doing. Sellers do not always need to renovate before listing. Sometimes the right move is paint, repairs, and staging. Other times it makes more sense to price the home honestly and let the next owner make their own updates. The answer depends on the property and the competition, not a general rule.
Homeowners who are beginning to consider a move can review my guide to selling a home in Northville, including how I approach preparation, pricing, marketing, and the decisions that should be made before a property reaches the market.
Pricing matters just as much once the home is on the market. Even with limited Northville inventory, buyers still recognize when a home is priced too far above its competition. Overpricing tends to reduce urgency and extend the time on market, which can eventually make buyers wonder what is wrong with the home. And once offers arrive, the highest number is not automatically the strongest offer. Financing terms, appraisal contingencies, inspection language, and closing timing all affect how much risk a seller is actually taking on.
What This Experience Means for Northville Buyers
Buying in the Northville area can mean very different tradeoffs depending on whether a home sits in the historic city or out in the township. A downtown condominium may trade square footage for walkability, while a township subdivision home may offer more space and a golf course setting but a longer drive to Main Street. An established home may need more near term maintenance than a renovated one carrying a higher price. My role is not to convince a buyer to move on a particular home. It is to help them understand what they are actually purchasing, how the price compares to what else is available, and where the risk sits. Sometimes the right advice is to move quickly. Sometimes it is to negotiate. Sometimes it is to wait for a better fit.
A Track Record Built One Relationship at a Time
More than 60 Northville and Northville Township transactions represent far more than a statistic. Each one involved a person or a family making an important decision, whether that was a first home purchase, a move into something larger, a downsizing decision, or the sale of a longtime residence. The properties and circumstances have varied. What has stayed the same is the approach: clear information, honest communication, and helping people move forward with confidence in their own decision.

Data Methodology
Figures reflect Jeff Duneske's verified Realcomp MLS transaction history across the City of Northville and Northville Township, totaling 63 unique sales. Buyer side and seller side records were matched by MLS number, and transactions where Jeff represented both parties were counted once toward that total.
Several condominium sales carried only a Wayne County or Oakland County condominium plan number in the MLS rather than a common neighborhood name. Those were confirmed against local knowledge and are presented under their commonly used names: Plan No 909 as Northville Green, Replat No 1 of Plan No 233 as Northridge Villas, Plan No 627 as Villas at Northville Hills, Replat No 2 of Plan No 227 as Blue Heron Pointe, Plan No 861 as The Villas at Arcadia Ridge, Replat No 1 of Plan No 622 as Woodlands South, Plan No 860 as The Estates of Arcadia Ridge, Plan No 661 as Fairbrook, Plan No 203 as East Street Condominiums, Plan No 204 as Northridge Farms, Oakland County Plan No 1332 as River Park Village, Plan No 672 as The Terraces at Northville Ridge, and Replat No 2 of Plan No 535 as The Links of Northville Hills.
Three additional sales without a subdivision name in the MLS export were confirmed directly: Northville Estates, The Downs, and Ballantyne. Northville Hills Golf Club consolidates several numbered phases including a legacy Northville Hills Sub designation. Country Club Village of Northville consolidates phases I, II, and III. Northville Commons consolidates Sub No 1 and Sub No 4. Yerkes Estates consolidates Sub No 3 and Sub No 4. Highland Lakes and Lexington Common North consolidate minor capitalization and formatting variants referring to the same community.
Three sales were not assigned to a neighborhood: one confirmed private estate with no marketed subdivision, and two individual Assessor's Plat lots, which are original city lot designations rather than developer subdivisions.
