After consolidating obvious MLS naming differences and subdivision phases, my most frequent neighborhood experience includes Whispering Meadows, Saratoga Circle, Chase Farms, the Island Lake communities, Knightsbridge Gate, Bristol Corners, Stonehenge, Lakewoode Parkhomes, Camden Court, and Meadowbrook Glens. Two homes with the same bedroom count and school district can produce very different results depending on the floor plan, level of updating, lot, condition, competition, and how the home is positioned when it reaches the market.

A successful Novi sale starts before the home goes online. It begins with an honest assessment of the home's realistic competitive position, which nearby sales are genuinely comparable, and which properties only appear similar in listing photos.

From there, the harder question is what preparation is worth completing. Sellers do not always need to renovate before listing. Sometimes the right approach is paint, repairs, cleaning, and staging. In other situations, it may make more sense to price the home honestly and allow the next owner to make their own improvements. The answer depends on the property and competition, not a general rule.

Pricing matters just as much once the home is available. Even with limited Novi inventory, buyers still recognize when a property is priced too far above its competition.
