What I Am Seeing on the Ground in South Lyon and Lyon Township

January is always revealing. On the surface, it looks quiet. But the numbers often tell us where spring is headed before most people realize the market is already shifting.
The January 2026 data for South Lyon and Lyon Township show two different stories unfolding just minutes apart. Let’s break down what the numbers say and what I am actually seeing in conversations, showings, and negotiations.
South Lyon Residential: More Activity, But More Caution
In South Lyon, new listings increased from 7 to 11 compared to last January. Pending sales jumped from 4 to 10, which tells me buyers are active and writing offers.
Closed sales held steady at 4.
One number that stands out is days on market. It rose from 18 days in January last year to 130 days this January. That is a dramatic shift, but we are working with small January sample sizes. Just a few listings that sit longer can quickly skew that number.
The median residential sales price was $308,750, down from last year. The average price moved to $351,463. Sellers received an average of 99.7 percent of the list price.
Inventory doubled from 11 homes to 22, and the months supply increased to 1.7.
What I Am Seeing
Buyers in South Lyon are engaged but selective. They are not chasing every listing. Homes that are priced precisely and show well are moving. Homes that are positioned above market value are sitting.
This is no longer a price; it's high and tests the market environment. Strategy matters again.
South Lyon Condos: Buyers Have More Leverage
On the condo side, new listings declined slightly, but inventory expanded meaningfully from 14 units to 27. Months supply moved up to 2.9.
The median condo price declined to $160,000, and the average price moved to $198,000. Sellers received an average of 93.9 percent of the list price, down from last year.
Days on market increased from 13 to 47.
My Take
Condo buyers in South Lyon have options. They are negotiating more confidently. For condo sellers, presentation, preparation, and accurate pricing are critical right now.
Lyon Township Residential: Tight Supply, Faster Movement
Lyon Township tells a different story.
New listings dipped slightly from 25 to 22. Pending sales and closed sales were lower than last January. At first glance, that might suggest slower demand.
But here is the number that changes the conversation: days on market dropped from 50 days last January to just 5 days this year.
Median price rose to $593,120. Average price climbed to $620,308. Sellers received an average of 99.9 percent of the list price.
Inventory decreased from 40 homes to 32, and the months supply tightened to 1.7.
What I Am Seeing
When a Lyon Township home is priced correctly and checks the right boxes, it is moving quickly. Five days on the market does not happen by accident.
The homes that are selling tend to be newer builds or highly updated properties that align with current buyer expectations. That is helping support pricing despite fewer total transactions.
Lyon Township Condos: More Balanced Conditions
The Township condo segment is smaller and more sensitive to shifts in supply.
New listings increased, inventory jumped from 4 to 15 units, and months supply climbed to 8.4.
The median and average sale prices came in at $338,000. Sellers received about 98 percent of the list price.
With a months' supply above eight months, this segment is much more balanced and, in certain cases, buyer-leaning.
What This Means for Buyers and Sellers
For South Lyon sellers, this is a more selective market. The homes that shine still sell. The ones that miss on pricing or preparation linger.
For Lyon Township sellers, especially in strong neighborhoods and newer homes, demand remains solid when properties are positioned correctly.
For buyers, there are more options than there were a year ago, especially in South Lyon condos. But desirable homes in the residential areas of Lyon Township are still moving quickly.
The consistent theme I am seeing is segmentation. South Lyon and Lyon Township are not moving in lockstep. Pricing, condition, location, and price range are driving outcomes more than general market headlines.

Markets evolve. Strategies change. But what does not change is the importance of understanding the nuances of each neighborhood and price point.
Right now, whether you are buying or selling in South Lyon or Lyon Township, the difference between a smooth transaction and a frustrating one often comes down to pricing precision, preparation, and local expertise.
