Novi Real Estate Market Update: Midyear 2026
If you own a home in Novi and are wondering whether this is a good time to sell, the answer depends on more than one headline or statistic. The market remains favorable in many price ranges, but conditions have shifted enough that pricing, preparation, and property type matter more than they did a year ago.
The figures below reflect Novi residential real estate activity through June 2026. Here is what the numbers show and what they may mean for homeowners, buyers, and condominium owners.

Novi Homes Are Still Selling Quickly, but Timelines Are Stretching
Novi single-family homes that closed in June spent an average of 17 days on the market, compared with 11 days during the same month last year.
Looking at the entire first half of the year, average market time increased more modestly, from 19 days to 20 days. That remains a relatively fast pace, but it shows that buyers are taking slightly more time to make decisions.
Homes sold for just over 101 percent of their asking price on average in June, compared with approximately 103 percent one year earlier. Sellers are still achieving strong results, but buyers may have slightly more negotiating room than they had during the previous year.
Novi Home Prices Continued to Rise
The median sale price for a Novi single-family home reached approximately $635,000 in June, representing a 6.7 percent increase from the same month last year.
For the first half of the year, the median price increased by a more moderate 1.3 percent. That year-to-date figure may provide a more reliable picture of how the typical Novi home is performing because it includes a larger number of sales.
The average sale price rose nearly 19 percent in June. When the average increases much more sharply than the median, it often means that several higher-priced or luxury homes closed during the month and pulled the average upward.
For most Novi homeowners, the median sale price is usually the more useful starting point. Even then, your neighborhood, condition, updates, lot, floor plan, and recent comparable sales will determine where your property fits within the broader market.
More Novi Sellers Are Bringing Homes to Market
New single-family listings increased by more than 36 percent in June compared with the previous year. For the first half of the year, new listings were approximately 3 percent ahead of last year's pace.
Despite the increase in new listings, the total number of homes available for sale declined slightly, and the market remained near two months of available inventory.
In practical terms, more homeowners are listing their properties, but buyer demand has remained strong enough to prevent a large buildup of unsold homes.
The Novi Condominium Market Is More Competitive
The condominium market is telling a noticeably different story.
Novi condominium inventory increased by nearly 79 percent compared with last year. Months of supply rose from approximately 1.5 months to 2.8 months, giving condo buyers more choices.
Closed condominium sales declined by approximately 22 percent in June, while average days on market increased by about one-third.
The median condominium sale price also declined by approximately 17 percent. A monthly change of that size does not necessarily mean every Novi condominium has lost value. Condominium statistics can be influenced by the mix of units that closed, including their location, size, age, condition, and community.
However, the broader pattern is clear: Novi condominiums are generally facing more competition and longer selling timelines than single-family homes.
What the Novi Market Means for Single-Family Home Sellers
If you own a single-family home in Novi, the overall market remains favorable. Homes are still selling relatively quickly, and many continue to close at or above their asking prices.
However, the slight increase in market time and the decrease in the average percentage of asking price received show that buyers are becoming more selective.
Pricing accurately from the beginning is especially important. A home priced according to current neighborhood sales is more likely to generate strong early interest than one priced according to last year's market or an online estimate that does not account for the property's condition and features.

Condominium sellers should expect a more competitive environment than they faced a year ago.
With more units available, buyers can compare communities, association fees, taxes, updates, layouts, and amenities more carefully. A condominium that is priced too aggressively or presented poorly may remain on the market while better-positioned alternatives sell.
This does not mean it is a bad time to sell a Novi condo. It means the individual strategy matters more. Accurate pricing, professional photography, thoughtful preparation, and a clear explanation of the community can significantly influence the result.

Novi buyers have slightly more breathing room than they did a year ago, particularly in the condominium market.
Single-family homes can still attract multiple offers when they are well located, properly priced, and in strong condition. Buyers should remain prepared to act quickly when the right property becomes available.
At the same time, the market is not moving with the same level of urgency across every property type and price range. Buyers may have more opportunities to evaluate condition, compare alternatives, and negotiate certain terms.
