Novi Real Estate Market Update: July 2026
If you own a home in Novi, the July numbers tell an important story: there is not one single Novi real estate market right now.
Single-family homes remain relatively tight on inventory, are selling quickly, and continue to close very close to or above asking price. Condominiums, however, are facing considerably more competition than they were a year ago.
That distinction matters if you are thinking about selling, buying, or simply trying to understand what your Novi home may be worth today.
Quick takeaway: Novi single-family homes remain in a solid position for sellers, while condo owners should be paying much closer attention to pricing, competition, and market time.

Novi Single-Family Homes Are Still Selling Quickly
Novi single-family homes that closed in July spent an average of just 12 days on the market, exactly the same as July of last year.
Year to date, the average remains 18 days, also unchanged from the same period in 2025.
For homeowners, that tells us buyer demand has not disappeared. Well-positioned homes can still move relatively quickly when the price, condition, and presentation line up with buyer expectations.
Novi Home Prices Remain Relatively Stable
The median sale price for a Novi single-family home was $605,000 in July, compared with $609,000 during July 2025.
That represents a modest 0.7% year-over-year decline for the month.
But one month does not tell the whole story.
Through the first seven months of 2026, Novi's median sale price was $595,000, up 2.6% from $580,000 during the same period last year.
The average sale price tells a similar story. Through July, the average Novi residential sale price reached $701,574, up 4.6% year over year.
For most homeowners, the year-to-date figures provide better context than a single monthly number because they represent a much larger group of sales.
Novi Sellers Are Still Receiving Strong Prices
Novi single-family homes received an average of 100.6% of their asking price in July.
That compares with 100.9% during July of last year.
Year to date, sellers have received approximately 100.7% of asking price.
That does not mean every Novi home will sell over asking. It does show that buyers continue to compete for homes that are priced appropriately and show well.
The distinction is important. Strong market averages do not eliminate the consequences of overpricing. Buyers have more information than ever and quickly recognize when a property is priced above comparable homes.
Inventory Remains Tight for Novi Single-Family Homes
There were 61 single-family homes available for sale in Novi in July, slightly fewer than the 65 available one year earlier.
Months of supply increased only slightly, from 2.0 months to 2.1 months.
For comparison, the broader Metro Detroit residential market reached approximately 3.0 months of inventory in July. That means Novi's single-family market remains tighter than the overall Metro Detroit market.
This is one reason Novi continues to behave differently from some surrounding communities. Buyers have more choices than they did during the most competitive years, but they still do not have an abundance of single-family homes to choose from.

Fewer Novi Homes Went Under Contract in July
One area worth watching is transaction activity.
Novi recorded 37 pending single-family sales in July, down from 46 during July 2025. That represents a decline of approximately 19.6%.
Closed sales also declined from 51 to 47.
Year-to-date activity is much more stable, however. Through July, Novi recorded 211 residential closings compared with 213 during the same period last year.
That suggests July itself was somewhat quieter, while overall sales activity for the year remains remarkably close to 2025.
The Novi Condo Market Is a Different Story
If you own a condominium in Novi, the numbers deserve closer attention.
There were 68 condos available for sale in July compared with only 36 one year earlier. That represents an 88.9% increase in available inventory.
Months of supply more than doubled, rising from 1.6 months to 3.3 months.
New condo listings also increased 24.4% in July and are up 15.1% year to date.
Put simply, Novi condo buyers have considerably more choices than they did a year ago.
Novi Condos Are Taking Longer to Sell
The average Novi condominium took 31 days to sell in July, compared with 28 days last July.
The difference becomes more noticeable when looking at the full year. Year-to-date condo market time increased from 29 days in 2025 to 36 days in 2026.
That is a 24.1% increase.
As inventory grows, buyers generally gain the ability to compare more properties and take more time before making a decision.
Novi Condo Prices Have Softened
The median Novi condo sale price was $270,000 in July compared with $307,500 one year earlier, a decline of 12.2%.
Year to date, the median condo price is $300,000 compared with $317,000 last year, a decline of 5.4%.
The average condo sale price has also declined slightly year to date.
This does not mean every Novi condominium has lost value. Condo prices can vary significantly depending on the community, size, age, updates, association fees, location, garage configuration, basement, and floor plan.
But the broader trend is important: buyers currently have more leverage in the Novi condo market than they do in the single-family market.
What July Means If You Are Thinking About Selling a Novi Home
If you own a single-family home in Novi, July's numbers remain encouraging.
Inventory is still relatively limited. Homes are selling quickly. Sellers continue to receive approximately their full asking price or better on average.
But that does not mean pricing no longer matters.
As buyer activity becomes more selective, the first few weeks on the market become especially important. Buyers pay close attention to new listings, and a home that enters the market at the wrong price can lose momentum even when overall conditions favor sellers.
The strongest strategy starts with understanding the recent sales inside your neighborhood, not simply looking at Novi's citywide median price.

What July Means If You Are Selling a Novi Condo
Condo owners face a different environment.
More inventory means buyers can compare communities and properties more carefully. Association fees, updates, taxes, location within the development, basement configuration, garage space, and overall condition can all influence which properties buyers choose first.
A condo can absolutely sell successfully in this market, but pricing and presentation carry more weight than they did when inventory was extremely limited.
If several comparable condos are available at the same time, buyers have little reason to overpay for one that is priced above the competition.
What July Means for Novi Home Buyers
Buyers should not assume that the entire Novi market has suddenly become easy.
Single-family inventory remains relatively tight, and desirable homes can still attract strong interest quickly.
However, buyers may have more opportunities to evaluate properties carefully and negotiate certain terms than they did during the most aggressive seller markets.
Condo buyers have even more leverage because inventory has increased substantially.

Is Novi Still a Seller's Market?
For single-family homes, I would still characterize Novi as favorable to sellers.
Approximately 2.1 months of inventory, a 12-day average selling time, and a sale-to-list ratio above 100% all point to continued buyer demand.
But the market is becoming more balanced than it was during periods when virtually every well-priced home received immediate multiple offers.
The condominium market is closer to balance, with 3.3 months of available supply and increasing competition among sellers.
What Is Your Novi Home Worth Right Now?
Market reports are valuable because they show the direction of the overall market. They cannot tell you exactly what an individual home is worth.
Two Novi homes with similar square footage can sell for substantially different prices based on subdivision, location, lot, floor plan, condition, updates, school assignment, finished basement, garage, and recent neighborhood sales.
If you are considering selling, the better question is not simply, "What is the Novi median price?"
It is, "What are buyers currently paying for homes that compete directly with mine?"
That is where a neighborhood-level market analysis becomes much more useful than an online estimate or citywide statistic.
