South Lyon Real Estate Market Update: City vs. Lyon Township in July 2026
If you own a home in South Lyon or Lyon Township, July's numbers show why treating the entire area as one housing market can lead to the wrong conclusions.
The City of South Lyon remained extremely tight on single-family inventory, while Lyon Township had significantly more homes available and a much higher median sale price.
Those differences matter if you are thinking about selling, buying, or simply trying to understand what your home may be worth today.
Quick takeaway: South Lyon city remains a very tight single-family market, while Lyon Township offers buyers more selection and sellers more competition than they faced a year ago.

South Lyon and Lyon Township Are Not the Same Market
When people talk about South Lyon real estate, they often group the city and Lyon Township together.
In practice, buyers and sellers can experience very different conditions depending on where the property is located.
In July, the City of South Lyon recorded 12 residential closings, while Lyon Township recorded 40.
The median sale price was $551,500 in South Lyon compared with $680,683 in Lyon Township.
Those differences reflect more than just location. The two areas contain different housing stock, price ranges, lot sizes, subdivisions, newer construction, and buyer profiles.
South Lyon City Inventory Became Extremely Tight
One of the biggest July stories was the sharp decline in available single-family homes inside the City of South Lyon.
There were only 20 residential properties available for sale in July, compared with 41 one year earlier.
Months of supply fell from 3.9 months to just 1.7 months.
That is a significant shift and puts the city firmly in a low-inventory environment.
For sellers, fewer competing homes can create an advantage when the property is priced and presented correctly.
Lyon Township Inventory Increased Significantly
Lyon Township moved in the opposite direction.
Residential inventory increased from 32 homes last July to 70 this July, an increase of 118.8%.
Months of supply rose from 1.5 months to 3.6 months.
That does not mean the township is weak. It means buyers have considerably more choices than they did a year ago, and sellers have to pay closer attention to competing listings.
The market is still moving, but the environment is more balanced than it was when inventory was extremely limited.
South Lyon Home Prices Were Nearly Flat in July
The median residential sale price in the City of South Lyon was $551,500 in July, essentially unchanged from $552,500 one year earlier.
The average sale price increased 7.3% to $558,458.
Year to date, however, the median is $486,000 compared with $522,500 during the same period last year, a decline of 7.0%.
The year-to-date average is also down 4.4%.
That difference between July and the year-to-date trend is important. It shows why one month's number should never be used by itself to estimate a home's value.
Lyon Township Prices Remained Strong
Lyon Township posted a July median sale price of $680,683, up 11.1% from $612,415 one year earlier.
The average sale price increased 9.1% to $703,997.
Through the first seven months of the year, the township median is $632,883, up 3.4% from the same period in 2025.
The average year-to-date sale price increased 4.8% to $660,087.
Those numbers point to continued strength in Lyon Township pricing even as inventory has increased substantially.
Homes Are Still Selling Quickly in Both Markets
Despite the differences in inventory, homes that closed in July sold relatively quickly in both locations.
South Lyon homes averaged 12 days on the market, down from 14 days last July.
Lyon Township homes averaged 16 days, compared with 17 days one year earlier.
That is especially notable in Lyon Township because inventory more than doubled while market time actually improved slightly.
It suggests that buyer demand is still absorbing well-positioned homes even with more choices available.
Sellers Are Still Receiving Strong Prices
South Lyon single-family homes sold for an average of 101.3% of asking price in July.
Lyon Township homes averaged 100.4% of asking price.
Both figures remain strong.
However, that does not mean every property will automatically sell over asking.
The homes most likely to outperform the market are usually the ones that enter the market at the right price, show well, and create strong buyer interest early.
South Lyon Had Fewer New Listings and Fewer Sales
The City of South Lyon saw a noticeable slowdown in new listing activity during July.
Only 14 new residential listings came to market compared with 37 one year earlier, a decline of 62.2%.
Closed sales fell from 26 to 12.
Pending sales also declined from 22 to 12.
That lower sales activity needs to be viewed alongside the very low inventory. There were simply far fewer homes available for buyers to purchase.
Lyon Township Had Much More Activity
Lyon Township saw the opposite pattern.
New residential listings increased from 29 to 51 in July.
Pending sales increased from 17 to 28, and closed sales rose from 27 to 40.
That combination shows an active market on both sides. More sellers entered the market, but buyers also purchased considerably more homes than they did during the same month last year.
The Condo Markets Also Tell Different Stories
South Lyon's condominium market is currently more competitive for sellers.
There were 42 condos available for sale in July compared with 29 one year earlier.
Months of supply increased from 3.7 to 4.4 months, and condos averaged 52 days on the market.
Lyon Township condos had 3.8 months of supply, down from 4.7 months last year, although average market time increased significantly.
Because condo sales volumes are smaller, individual monthly statistics can move sharply. Community-specific comparable sales are far more useful than broad condo averages when determining value.
What July Means If You Are Selling a South Lyon Home
If you own a single-family home in the City of South Lyon, the lack of available inventory may work in your favor.
With only 1.7 months of supply, buyers have relatively few options.
But low inventory does not remove the need for accurate pricing.
Buyers can still compare your home with every competing property online, and an overpriced listing can lose momentum even in a tight market.
If you are considering selling your South Lyon home, the strongest starting point is understanding what buyers are paying for homes that truly compete with yours.
What July Means If You Are Selling in Lyon Township
Lyon Township sellers face a different challenge.
There are more homes on the market, so buyers have more opportunities to compare price, condition, lot, updates, neighborhood, and new construction alternatives.
At the same time, homes are still selling quickly and prices remain strong.
This is the type of market where good preparation and accurate positioning can separate one listing from another.

That may give buyers more time to compare properties and evaluate options, but homes that are priced correctly are still moving quickly.
Is South Lyon Still a Seller's Market?
For single-family homes inside the City of South Lyon, the July numbers strongly favor sellers.
Inventory is low, market time is short, and homes are selling above asking price on average.
Lyon Township is more balanced because inventory has increased substantially, but the market still shows healthy buyer demand.
I would not describe the two areas the same way, which is exactly why local pricing strategy matters.

Market statistics are useful for understanding direction. They cannot determine the value of an individual home.
Two homes with similar square footage can sell for very different prices depending on whether they are in the city or township, subdivision, lot, age, updates, floor plan, basement, garage, proximity to amenities, and recent comparable sales.

It is, "What are buyers currently paying for homes that compete directly with mine?"
That is where a neighborhood-level market analysis becomes much more useful than an automated online estimate or broad citywide average.
