What the March numbers are really saying in Northville and Northville Township
As we move through the spring market, one thing stands out in Northville area real estate right now: this is not one simple story.
Northville and Northville Township are both active, but they are behaving differently. In Northville, we are seeing more inventory, softer pricing in the latest monthly snapshot, and a condo market that has picked up in a big way. In Northville Township, pricing is still holding up well, homes are selling quickly, but pending sales have slowed enough to suggest buyers are becoming more selective.
That is why this market takes more than a quick headline. The numbers matter, but what matters more is what they mean for people trying to decide whether to buy, sell, or wait.
Northville Market Update
In Northville, the residential market looked more mixed in March.
New listings were down from last March, and pending sales also slipped a bit, but closed sales jumped sharply. That tells us some deals that were already in the pipeline did make it to the finish line, even though new buyer activity was not especially strong during the month itself.
The biggest headline in the monthly numbers is price. The median residential sale price fell from $650,000 last March to $518,500 this March. Average sale price also came down. At the same time, sellers received a smaller share of their asking price than they did a year ago. Homes still took 54 days on market, which was unchanged from last March.
Year to date, Northville still looks healthier than the one-month snapshot suggests. Closed sales are up significantly, pending sales are up, and the year-to-date median sale price is up to $600,000 from $550,000 last year.
Inventory is also up meaningfully. With 24 homes for sale compared with 14 a year ago, buyers have more choice than they did last spring. Even so, months of supply remains fairly lean, so this is not an oversupplied market. It is better described as a market that is still active, but less forgiving of overpricing.
Northville condos had a very active month on paper, with sharp gains in listings, pendings, and closings. That said, condo days on market rose substantially, and sellers received less of their list price than they did last year. So while activity improved, buyers appear to be taking more time and negotiating a bit harder.
Northville Township Market Update
Northville Township tells a different story.
The residential market still looks relatively strong on pricing. In March, the median sale price rose to $730,000 and the average sale price climbed even more sharply. Year to date, both median and average prices are also ahead of last year. That suggests upper bracket demand is still present, and well-positioned homes are continuing to command strong numbers.
Homes are also moving quickly. Average days on market dropped from 11 to 7 in March, which points to serious buyers acting fast when the right home hits the market.
Buyers are still willing to move, but fewer are stepping into contract. Inventory rose only modestly, but months of supply more than doubled from 1.3 to 2.7. Even though that is not high by historical standards, it does suggest the market is becoming less compressed than it was a year ago. Sellers still have opportunity, but they should not assume every listing will create immediate competition.
The condo market in Northville Township was stronger than the residential side in several ways. Closed sales rose, prices moved up meaningfully, and year-to-date pending sales held steady. At the same time, inventory increased and marketing time stretched a bit. That points to a condo segment that is still healthy, but no longer quite as tight as it was.
What Stands Out Right Now
What stands out most is the contrast between the two markets.
Northville looks more balanced than it did a year ago. Buyers have more choices, sellers have a little less pricing power, and the monthly price results show why strategy matters.
Northville Township still looks stronger on price and speed, especially in the residential segment, but the drop in pending sales is worth paying attention to. That is often one of the first signs that buyers are becoming more cautious, even before pricing fully reacts.
So even within the same general area, the market is not moving in one uniform direction. It is becoming more segmented by price point, condition, and presentation.
What This Means for Sellers
For sellers, this is still a good market, but it is a market that rewards preparation.
In Northville, the rise in inventory means your home has more competition. Buyers are comparing more options, and they are less likely to stretch for a home that feels overpriced or underprepared. Strong presentation, realistic pricing, and a clean launch matter more than ever.
In Northville Township, the pricing environment is still favorable, especially for desirable homes in move-in ready condition. But the decline in pending sales says buyers are not saying yes to everything. Sellers can still do very well, but they need to enter the market with a plan instead of assuming momentum alone will carry the listing.
For condo sellers in both markets, activity is there, but patience and pricing discipline matter. The buyer pool is active, but it is also more value conscious.
What This Means for Buyers
For buyers, this market offers more opportunity than the last few spring seasons, especially in Northville.
More inventory gives buyers more room to compare homes, negotiate, and avoid feeling like every decision has to be made instantly. That said, the best homes can still move quickly, especially in Northville Township where days on market remain low.
The main opportunity right now is that the market is no longer equally intense in every segment. Some homes are still commanding strong terms, while others are sitting longer or closing below list price. That creates openings for buyers who are well prepared and paying attention to value.
For condo buyers, there are clearly more choices than a year ago. That can make this a good time to shop carefully and look for properties where pricing or timing may be more flexible.
For Sellers
Sellers still have real opportunity this spring, but the market is asking for sharper execution. Price correctly from the start, make the home show well, and do not rely on last year's conditions to do the work for you.
For Buyers
Buyers have more breathing room than they did in recent years. There is still competition for the best homes, but this market is offering more choices and a little more leverage for buyers who are ready and realistic.
Every spring market has its own personality, and this one is showing some clear differences even between Northville and Northville Township. That is why broad headlines only go so far. The real question is how the market is behaving in your price range, your neighborhood, and your timing.
