What to Expect When You Hire Jeff Duneske to Sell Your Home
Selling a home is rarely just a transaction. For most people, it involves a meaningful amount of money, a real timeline, and a decision that affects what comes next in life. That deserves more than a generic marketing plan and a lockbox on the door.
After 26 years of helping homeowners across Northville, Novi, South Lyon, Plymouth, and the surrounding Metro Detroit communities, I know most sellers want the same things: honest advice, a clear plan, strong communication, and someone who stays steady when the process gets stressful. That is exactly how I approach the job.
Pricing is where it starts
Before a home goes on the market, I take the time to understand it fully: the condition, the location within the neighborhood, the recent sales, the current competition, and what buyers are responding to right now.
Pricing is not about picking a number that sounds good. It is about positioning the home correctly from the start. That decision influences everything that follows, including presentation, buyer interest, leverage, and the strength of the offers you receive.
A well-priced home creates momentum. An overpriced home often causes buyers to hesitate, and hesitation usually costs a seller leverage.
Preparation matters, but not every project is worth it
Many sellers assume they need to fix everything before listing. That is rarely the best approach.
Part of my job is helping you decide what is worth doing, what is not, and where your time and money are better spent. Some homes benefit from simple preparation, staging, or small improvements. Others are already in a strong position. The goal is not perfection. The goal is to make smart decisions that support the sale.
Marketing is about the right buyers, not just more attention
Professional photography is standard on every listing I take, but strong marketing goes well beyond that.
The goal is not just to generate activity. It is to attract the right buyers, create early momentum, and position the home strongly when interest is at its highest. I walk through the plan with sellers before we list so you know what is happening, why it matters, and what to expect.
Communication does not stop after the sign goes up
You should not be left wondering what is happening once your home hits the market.
I stay in touch as showings happen, feedback comes in, and buyer interest begins to take shape. If something needs to be adjusted, I will say so directly and explain my reasoning. Honest feedback is not always the easiest thing to hear, but it is what helps sellers make confident decisions instead of emotional ones.
Negotiation is about more than the price
The highest offer is not always the strongest one.
Financing terms, contingencies, inspection requests, closing timelines, appraisal risk, possession needs, and the overall likelihood of closing all matter. My role is to help you evaluate the full picture, protect your interests, and negotiate from a position of strength.
That does not stop once a contract is signed. I stay actively involved through the transaction, coordinating with title, lenders, and the other side to help keep things moving toward a clean close.
Who does this approach tend to help most
I tend to be the right fit for sellers who value honesty, clarity, and steady guidance throughout the process. That is especially important during major life transitions, whether you are downsizing, relocating, selling a long-held home, or simply making a smart move without added stress.
If you are thinking about selling and want a clear sense of what to do first, I am always happy to talk through your situation and help you understand your options.
No pressure. Just clarity.
