Relocating to Northville, Michigan: How Local Knowledge Helped One Family Find the Right Home
A family preparing to relocate from a suburb of Memphis, Tennessee reached out to me after researching experienced real estate agents in the Northville area through ChatGPT.
Their priorities were clear. They wanted an agent with significant local experience, someone who understood the Northville area well, and someone who had experience helping families manage a relocation from another state.
Most importantly, they needed their new home to be within the Northville Public Schools district.
They were planning their first Michigan visit for early May, so we began preparing before they arrived. What followed is a good example of why relocating to Northville involves much more than simply searching for houses online.
Starting the Home Search in Northville
When the family arrived in Michigan, we began touring homes within Northville Public Schools. Over the course of multiple visits, we looked at approximately ten properties.
The challenge was not finding houses for sale. The challenge was finding the right combination of home, location, school district, timing, and value for their family.
After touring the more obvious options, we were not finding a property that checked enough of those boxes.
That is when I suggested expanding the search in a way they probably would not have discovered simply by searching for homes in Northville.
Can You Live in Lyon Township and Attend Northville Public Schools?
Yes. There are properties in portions of Lyon Township that fall within the Northville Public Schools district, and that distinction became important in this family's search.
School district boundaries do not always follow city and township boundaries. A buyer relocating from another state may reasonably assume that getting into Northville Public Schools means purchasing in the City of Northville or Northville Township. That is not always the case.
The Northville Public Schools attendance area extends beyond those municipal boundaries, which is why understanding the geography around the district can open additional possibilities for relocating families.
I introduced my clients to Kirkway Estates, a neighborhood in Lyon Township where the property they ultimately purchased is served by Northville Public Schools.
That gave us another option without changing one of their most important requirements.
As with any school related home search, buyers should independently verify current school assignments and district boundaries directly with the school district before purchasing because boundaries and assignments can change.
Why Kirkway Estates Became Part of the Search
Kirkway Estates gave the family an opportunity to consider a different combination of location, housing, school district, and municipal costs.
The neighborhood is in Lyon Township and Oakland County, rather than the City of Northville or Northville Township in Wayne County, while the property they purchased is within Northville Public Schools.
That distinction also created an important conversation about property taxes.
For relocating buyers, knowing the school district is only part of understanding the true cost of owning a home. Municipality, county, taxable value, exemptions, and local millage rates can all affect the eventual tax bill.
How Property Taxes Can Differ Within Northville Public Schools
The tax estimates we reviewed illustrate why municipal boundaries matter.
Using the same $440,000 State Equalized Value, or SEV, and 2025 homestead millage rates, the Michigan Department of Treasury Property Tax Estimator produced estimated annual principal residence property taxes of approximately $14,100 in Lyon Township, $15,600 in Northville Township, and $18,700 in the City of Northville.
Using those assumptions, the Lyon Township estimate was approximately $1,500 lower per year than Northville Township and approximately $4,650 lower than the City of Northville.
That does not mean every buyer moving to Lyon Township will save those exact amounts.
Property taxes depend on the property's taxable value, principal residence status, assessments, millage rates, special assessments, and other circumstances. A purchaser should verify projected taxes for the specific property rather than relying on the seller's existing tax bill or a general estimate.
The broader point is important for anyone relocating to the Northville area. Two homes within the same school district can have meaningfully different ownership costs depending on where they are located.
That is the kind of detail I want my clients to understand before they make a decision, not after they close.
Source: Michigan Department of Treasury Property Tax Estimator. Finding the Right Home in Kirkway Estates
After expanding the search, we found the right home for the family in Kirkway Estates.
The final purchase price was $840,000, and I represented the buyers.
Finding the house, however, was only one part of making the relocation work.
They still had a home to sell in Tennessee, a Michigan purchase to complete, financing and inspections to coordinate, children to enroll in school, and a moving timeline connecting everything.
Coordinating a Home Sale in Tennessee With a Michigan Purchase
A relocation involving two transactions in two states leaves very little room for communication gaps.
I worked directly with the family's real estate agent in Tennessee so we could coordinate the timing of their sale there with their purchase here in Michigan.
I also connected them with my trusted local mortgage broker and home inspector so the Michigan side could move quickly once we found the right property.
We were able to get the Kirkway Estates home under contract and complete the Michigan transaction in approximately three weeks.
Most importantly, we coordinated the closings so the family could close on their Michigan home within approximately twenty four hours of closing on their Tennessee home.
That coordination helped avoid an unnecessary gap between the two transactions and gave the family a much clearer path from one home to the next.
Getting the Family Settled Before School Started
For this family, a successful relocation was not defined by the closing alone.
Their children's transition mattered too.
Because we kept the purchase moving and coordinated the timing with their Tennessee sale, the family was able to register their children for Northville Public Schools before the school year began.
They were even able to meet their teachers before the first day of school.
Those details do not appear on a closing statement, but they matter enormously to a family moving hundreds of miles into a new community.
They Found Their Northville Real Estate Agent Through AI Search
There is another part of this story that I find particularly interesting.
This relationship began because the buyers were using ChatGPT to research real estate agents with experience in the Northville area and with clients relocating from out of state.
They reached out to me directly after that research.
I have now had multiple clients discover me through AI assisted search, and I think it reflects how the way people research and choose professionals is changing.
Consumers can ask much more specific questions than they could with a traditional search. Instead of simply searching for a real estate agent nearby, a relocating family can look for someone who understands a particular community, school district, type of move, price range, or situation.
But how someone finds me is only the beginning.
The value comes from what happens next.
In this case, that meant understanding what the family actually needed, recognizing that their search did not have to stop at the Northville municipal boundary, introducing them to another area within Northville Public Schools, helping them understand the financial differences, and coordinating a complicated move across two states.
What Out of State Buyers Should Know About Relocating to Northville
If you are relocating to Northville from another state, I would encourage you to think beyond the houses themselves.
Start with which school district boundaries actually apply to the homes you are considering and whether there are nearby communities or neighborhoods you may be overlooking entirely.
Then look at how property taxes differ between municipalities, what your commute and daily routine will look like, how competitive your price range is, and how your current home sale may affect your Michigan purchase.
Finally, work through the timing. Consider how much time you need for inspections, financing, moving, and school enrollment, and who will coordinate with your agent, lender, inspector, and other professionals in your current state.
A good relocation plan connects all of those pieces.
The goal is not simply to find a house. It is to make the transition into the right community as clear and manageable as possible.
